Can you rent out part of your home in St. Catharines?

Ontario’s Planning Act allows up to three units on most serviced residential lots, such as a main home plus a basement apartment and a garden suite, as long as you meet the building code and local zoning details. Source

Lenders can count part of the rent from a legal unit toward your income, and some will use the expected rent when you buy. A unit that isn’t legal or registered where required may not count, and can complicate your insurance.

How lenders decide what you can borrow

Every lender has to qualify you at the higher of 5.25% or your contract rate plus 2%, even though you pay the actual rate. If you switch lenders at renewal without borrowing more, you don’t have to pass that test again.

With an insured mortgage, your housing costs (payment, property tax, heating and half of any condo fees) generally can’t exceed 39% of your gross income, and all your debt payments together can’t exceed 44%.

  • Two recent pay stubs and an employment letter, or two years of tax returns and notices of assessment if you’re self-employed
  • Proof of your down payment, usually 90 days of statements
  • Photo ID and details of your debts
  • For a purchase, the signed agreement and MLS listing

St. Catharines doesn’t charge its own land transfer tax, so you pay only Ontario’s. On a $750,000 home it’s $11,475. First-time buyers get up to $4,000 back, so they pay nothing on the first $368,000.

Is there down payment help in St. Catharines?
Habitat for Humanity Niagara: a homeownership program with no down payment and an affordable mortgage for families who help build their home.
